Emerald Quay is complex of 190 flats and 10 houses built around a small marina adjacent to Shoreham harbour. The "Quay" at it is known locally, was built in 1989 and is located  300 yards from the foreshore of Shoreham beach marine nature reserve, and a 10 minute walk (via the footbridge over the river) to Shoreham town centre and train station.

Residents of Emerald quay enjoy exclusive membership of a unique leisure centre that includes an indoor pool, sauna, hot spa, gym and solarium.

The Four Seasons club located above the Leisure centre is a private members club frequented by many residents and local people. 

The 12 berth Marina adds a charming focal point and helps make Emerald Quay a unique and sought after residence in Sussex.

The leisure centre is open all day every day until 10.15pm and is accessed by a security swipe card. The centre is extensively covered by CCTV and includes an office where the fulltime estate manager works Mon-Frid 9-5pm.

There are  changing rooms, lockers and also a laundry room with coin operated washer dryer. Chilled water  is available and there is also a residents notice board that is often used to advertise services and items for sale.

The cost of the leisure centre comes out of the yearly service charge that also includes outside maintenance, cleaning and landscape gardening. Currently this fee ranges from £1300- £1800 pa depending on the block in which the apartment is housed. Many apartments at Emerald Quay are rented out and the tenants enjoy free access to the leisure centre as part of the deal.

The marina is tidal so can only be entered and left at high tide. Although the water can at times look a bit green, it does contain fish and most evenings a family of swans glide around. Berths can only be owned by residents,  some of whom do not have boats so rent out the berths for extra income.

 

 

 

Management - Residents and Freehold

Emerald Quay is managed by a committee of owner/residents who act as directors of the leaseholders company V&S no 3. Up to 12 directors work on a voluntary basis under a democratically elected chairman . The day to day management of the estate is handled by paid staff who work from an office next to the gym during normal office hours.

There is also another company involved in the running of Emerald Quay and this is the freeholders company, EQF.  Again owner/residents of Emerald Quay serve in a voluntary capacity as directors of the freehold company. Each property pays ground rent to the freehold company which is £100 pa. V&S are responsible for the maintenance and running of the Quay and EQF,  the freehold company are more responsible for the long term development of the estate. Both companies work together in the best interests of the residents and welcome new board members who wish to contribute to the running of the Estate.

 

 

Gardens and Landscaping

The gardens at Emerald Quay are extensive and well managed with the accent on Mediterranean style low maintenance plants that are drought resistant. Large areas of lawn and shrubbery that are not found in current developments give a sense of space and tranquillity to "The Quay"

Robin the gardener has maintained the gardens for years and regularly replants key areas.

Local attractions

Emerald Quay is sandwiched between Shoreham Beach Marine Reserve and the River Adur

The beach is well looked after by the beach wardens and also a local group of volunteers known as "The friends of Shoreham beach"

or FOSB. This friendly group of friends organises beach clean ups and helps with nature and wildlife surveys.

The rare marine fauna is now protected and is at its most colourful in May.

Fishing at Shoreham Beach and the River Adur

Mullet and sea bass are frequently caught in the river at the back of Emerald Quay. During the summer hundreds of Mullet up to a foot in length can be seen in the Yacht basin but are very difficult to catch.

The most popular place for fishing seems to be the harbour arm which is about a 10 minute walk from Emerald Quay and just opposite the old fort.

 

 

 

Kite Surfing at Shoreham Beach

This is a really popular activity here and the fanatics that flock here daily are well served by 3 shops selling wetsuits, kites, surfboards and associated paraphernalia.

Other shops on the beach include a mini-market/deli. Coffee shop and bakery, Indian, Chinese and seafood restaurants and the invaluable newsagent and post office.

Shoreham boasts its own yacht club, canoe club and sailing club.

The Estuarine waters here are also rich in crustaceans, molluscs and some edible seaweed.
